This will be a long term house, no moving to another place unless our work forces us too Option #1: http://www.coldwellbankeronline.com/property/details/2250171/MLS-1218774/2010-Apache-Ct-Grafton-WI-53024.aspx 5 minutes from Major highway that I take to work (extending my drive to 30-50 minutes from 20 - 30 (dependent on traffic congestion). Except for groceries everything in that little town worth something to my wife and I is surrounding the intersection of 60 & W (Home Depot, CostCo, Target, Gas stations, Hospital, ect...). Schools are very close but the district is not our first choice. Option #2: http://www.coldwellbankeronline.com/property/details/2415781/MLS-1237651/10004-N-Concord-Dr-Mequon-WI-53097.aspx More in the country (quieter for me...) Closer to work but due to being away from any major roads it takes the same time to drive as I have now. It's a 20-30 minute drive from this one to the intersection I mentioned in Option #1. It's in the school district we like the most for the area. Wife and I like both and if they are still on the market in a month or two we will have to decide which one to go for. Waiting on my six month anniversary to pass so I can see about getting a special rate from the bank I work for on the loan.

First one worries me. It's assessed at a WAY higher value than the market looks to be. The second one seems to have gained value over the last 5 years. First one has much higher property taxes, worse school, smaller lot.

The only thing we disagree on is location in the end, she wants to be close to a hospital and groceries (less then 15 minute drive to either) and I don't mind a little bit of a drive if we avoid all the 4x4 "drag racers" we always end up living by in our apartments. I hate "city hicks" and there seems to a few in the community we live in now and the previous one.

Just based on the info you provided, house 2. Always remember when buying, pay the most attention to the things you CANNOT change vs the the things you can. That is why location is usually the primary thing to look at.

The exterior and library area in the second one are both really nice, I like the interior of the first one better though. The rooms all look bigger and more open to light. Kind of low ceilings in the second one.

I wish Texas did too. No basements, and most builders just stuff a bunch of insulation willy nilly into the attics instead of even attempting to make them usable. Both houses look nice. I lean toward #2 because of the things you listed, but as phunkey mentioned, the ceilings do look low in more than one spot. Floor plan is a huge thing for me too. We're pretty good at knowing if something will work for us based on how we live and where we like to spend the most time in a house, etc. I'd consider that as well. If you're not in any big hurry, I would probably go with neither unless one is just absolutely awesomely great. I don't mean the house you "fall in love with" (emotional decisions in home-buying are bad!) but the one that fits all your "must haves" and hopefully most of your "would like to haves".

North of the City, Mequon is the place to be. West of the City, Elm Grove is the place to be. Don't be afraid to low ball their asking prices and remember that the Real Estate agent does not have your best interest in mind. They want to maximize their commission. There are plenty of options in the area right now and really good prices. Being that I'm ridiculously close, I might have to take you up on that beer offer.
