I had completly forgotten about this board! I'm a home decorating fanatic, much to the disgust of my hubby and his bank acct. I'm always looking for new stuff to do to our house. Currently we're getting it ready to sell so we can upgrade. Glad I found it again happy Hope it picks up some so we can all share some good tips happy

When it comes to freshening up the house to sell, nothing works as much wonders as a fresh coat of paint. Something nice and neutral (not necessarily screamingly white).

Also, plant colorful flowers in your front flowerbeds/garden and make sure your grass is GREEN! happy If the lawn is "oooooh, look at that" attractive, you got them one foot in the door already. wink

Good point on the grass. I already have some painting lined up to be done. The grass looks like a 2 yr old trampled on it! tongue OH wait, that was MY 2 yr old grin I'm debating on getting some new carpet too. We have an old cat that likes to pee plain I'm scared to invest money and have it be nasty. My Mom told me that we could always do a carpet allowance and let the new owners pick what colors they want. /shrug Any experience with that?

Well, as a buyer I would prefer a carpet allowance to having the sellers put in carpet, because then I could pick what I want.

Cere and I are in the middle of redoing the kitchen. The cabinets are in but now we are waiting on the counters. Yesterday the guy doing the work gave us plywood counters to hold us over. Cere was giving me a hard time today about my choice of counters as he fixed his lunch on the plywood.

We painted the walls a deep plum red and it looks awesome with the oak cabinets. When it's all done we will put up some before and after pictures.

Carpet allowances are nice, from the buyer's perspective. You add an addition $xxxx to the mortgage, or just make it part of the final price of the house. The buyer gets to finance new carpet or wood flooring over 30 years, for a great interest rate. Typically, state law requires the seller to provide a check to the buyer, made out to an agreed upon store, for the carpet purchase. E.G. Pay $3000 to Home Depot, not Pay $3000 to Mr. and Mrs. Homebuyer. This keeps them from pocketing the money, rather than buying carpet. A bonus of this is that you can spend the check on *whatever* you want at Home Depot, not just carpet. new appliances, paint, light fixtures, here we come!
