Just refi'd to %4.85 25 year. *Zero points
Due to the current housing market and property values it is a great time to refi, but a horrible time for appraisals. Sucks! Better hope you do not have a lot of foreclosures in your neighborhood. Many things out of your control can f your appraisal. At least for me, I had to be appraised at a certain amount or higher to meet the refi reqs and I barely squeaked by and my appraisal was less than when I bought it. Thanks bush!

There are a few foreclosures in the neighborhood and new homes being built. We did a ton of work to our house (built just 5 years ago) within the last year: grass in our backyard, new stone patio, hot tub, new flooring in bathrooms, started finishing the basement. We'll see I guess. Worse case scenario, we lose $350.

tried to refi and banks told us we were out of luck since we pay our bills.
too busy helping those that cant pay their bills.
we found one to entertain us, but couldn't find value due to the market crash.
pathetic that we are paying taxes on 280k but cant find 180k to refi.
